Residential & public buildings at IIT Bhilai, India - Akshaya Jain & Associates is an entry in the Future Projects: Residential category at the 2019 World Architecture News Awards.

The architectural and urban design firm, Akshaya Jain & Associates, is an award winning practice, with projects in India, Nepal, China, Malaysia and Seychelles. The design for this project, Residential Complex for Indian Institute of Technology Bhilai, India, was also selected in an architectural design competition.

The campus comprises multi-storied residential buildings for faculty & staff housing, residence for Institute’s Director, Club, Guest House, Medical Centre, Shopping Centre, Community Halls, Creche and campus school. The total built-up area is 112, 000 sq.m., estimated to cost US$ 65 million, designed over a site area of about 43 acres.
The complex has been conceived as a waterfront development, with housing units placed along the promenade around a man-made water body. Shaded promenade along this water body provides relief as well as an oasis-like landscape. The scale of the water body has been kept such that the distances between buildings are reasonable, thereby minimising infrastructure costs and amenities remaining within easy walking distance.

The residential buildings have been planned such that all apartments have views either towards the water body or landscaped greens. Moreover, maintaining adequate privacy, the bedrooms/ living spaces do not overlook adjoining residences. Variations in volumes break monotony of the mass, all the while respecting a rhythm in elevations
The master plan is pedestrian friendly, encouraging minimal use of vehicles by residents. Within various zones, the circulation system avoids clash between vehicles, cyclists & pedestrians and joggers.
