Ebbsfleet Garden City will get a further 221 homes after plans were approved for a scheme by Bellway Homes. 86 houses and 135 apartments, 30% of which are affordable including three wheelchair accessible homes, were approved by Ebbsfleet Development Corporation’s (EDC) planning committee on a site that was a former chalk quarry near Ingress Park at London Road and Tiltman Avenue in Swanscombe.
20% of the site will be open space including a play park and new pedestrian and cycle routes. The scheme also includes provision for charging electric vehicles and solar panels are included across many of the buildings.
Bellway has worked very closely with us to achieve what we believe is a good quality scheme fitting of a 21st Century Garden City as well as going beyond planning requirements as it looks towards a more sustainable future.

At the end of 2018 Bellway was given approval for a 100 home scheme on land nearby at Craylands Lane. The land had not been used in a decade since it was occupied by a plant hire company and work has already started on the homes.
Additionally, Redrow’s plans to construct 133 homes at its established Ebbsfleet Green site have been approved by EDC’s planning committee. The proposed development will incorporate several relevant energy conservation measures including improved air tightness and high performance building fabrics and glazing and 100% low energy lighting.The latest phase will bring the total number of homes with full details approved up to 783 at the site.
The vice-chairman of the planning committee, Bob Lane, said it was one of the most carbon-reducing projects seen in the area.
The scheme aims to promote healthy lifestyles with open space for walking and cycling making it pedestrian and cycle friendly, a new park and a tree-lined road layout. Included in the plans are 37 affordable rented and 14 shared ownership homes including five wheelchair accessible homes.
When complete, Ebbsfleet Green will also benefit from a community hall, 3G sports pitch, two tennis courts, community allotments and five play areas, and in 2019 a new Co-op store opened. As well as the primary school in Ebbsfleet Green, one is already open at Castle Hill and a third is being built at Springhead Park; two more primary schools are scheduled to open later in 2020 and plans for a major secondary and primary school campus have been submitted. A pub and hotel have been open since 2017; a second pub and hotel have been approved for Castle Hill, with work expected to start in early 2020, and a new bridge which will link residents with Ebbsfleet International is on course to open in the Spring.
There are now nearly 2,000 homes in Ebbsfleet Garden City.
