Located at the heart of the Blackheath conservation area, EPR’s design for this mixed-use development answered the client’s brief to replace an existing BMW garage and showroom with a high-quality scheme comprising ten townhouses and 20 apartments over a new concept ‘boutique’ BMW showroom.

Consent was granted in October 2016 and handed over for occupation in September 2019.

Surrounded by well-preserved Regency architecture and immediately adjacent to the listed Old St. Margaret’s churchyard, the site is both prominent and architecturally sensitive. Through careful site analysis, the proposals were designed to provide an appropriate architectural frame for the existing landscape and open new visual and spatial connections between them. This included new landscaped green corridors between Old St. Margaret’s churchyard and St Joseph’s Vale and the St. Matthew Academy playing fields beyond.

The aesthetic takes its lead from the appraisal of the areas existing character; creating a sense of continuity between the new development and surrounding properties. The final design is a contemporary interpretation of the area’s distinctive architecture which utilises modern materials and detailing. Classical proportions and elevational composition have been adopted in an abstract manner with stretched window surrounds at first floor level and parapets at roof level expressed as an abstracted entablature detail. Once inside, the external spaces and gardens within are softened with elegant seasonal planting and landscaping.

The final result is a calm, poised space that quietly complements the existing architectural context and makes a positive contribution to the local community.
