2020 WAN Awards entry: 311 West Monroe - Perkins and Will

311 West Monroe by Perkins and Will is an entry in the Commercial Category of the 2020 WAN Awards

Perkins and Will was retained by Sterling Bay to renovate and reposition the 1969 Harris Bank Building at 311 W Monroe in Chicago. The comprehensive project involved replacing the mechanical system to increase the energy efficiency of the building, converting disused basement space to a fully featured tenant amenity level, creating conferencing and event space at the 15th floor, and improving the curb appeal with sensitive updates to the exterior at ground level and level 15.

Exterior work included updating the street level arcade sequence and main entry canopy to provide a more inviting approach and activate the retail facade, while providing a secure bike storage and VIP parking area with dedicated entry. The new 15th floor amenity space is reflected on the exterior with the addition of oversize operable windows providing a unique indoor/outdoor lounge at the top of the building.

Inside the office tower, a new reception desk and modernized elevators with destination dispatch will take tenants to all new amenity spaces including multiple bar / lounge areas, a fitness center, 2-lane bowling alley, gaming areas, conferencing, and a 'music vault' listening room within the bank vault, including the original safe door.
