S9 Architecture’s 111 Varick Street tops out in NY

The new 27 storey mixed use tower rising on the corner of Varick and Broome Streets joins the growing residential enclave in Hudson Square

by Georgina Johnston 26 November 2020 Urban design

Designed by S9 Architecture, the structure is a modern reinterpretation of the existing industrial buildings found throughout this former printing district. The gridded fenestration pattern and a palette of industrially inspired materials such as glass and concrete and steel echoes the industrial loft character of the surrounding vicinity.

The use of sculptural elements in dark, precast concrete adds a dimensional aspect to the grid, creating an angular undulating surface that captures the interplay of light and shadow. The new building is being developed by Extended and will deliver 100 residences as well as ground level retail space.

The building acts as an aesthetic catalyst for the neighbourhood, and will serve the community by increasing both commercial and housing options.

N. Maqami, co-founding principal, S9 Architecture
